Invest in a property using self directed IRA

Hi all - I have a bunch of money sitting in a Roth IRA which I've recently learned can be used to buy an investment property. I have enough for a decent down payment on property. Has anyone recently used an IRA to invest in a property and / or would mind sharing their thoughts on this. Any help would be great, thanks!
