California Bill AB 828 - Very Important

(Received the following notice from my Property Manager yesterday regarding new California proposed rent legislation):

In an effort to keep you informed of all of the laws that seem to change daily, we wanted to give you an update and also provide contact information to help the fight against California’s push to make property owners into individual welfare providers!

We need your help. Working with many of the National Associations that we are members, we have been advised of the following issue that would drastically affect your income, far beyond the existing rent control or the freeze on all evictions.

AB 828, as amended in the Senate, could This proposal ignores the robust rent and eviction controls already in place statewide, and it provides no assurances that landlords can collect rent, remove problem tenants, or get a fair hearing in the court system.

Here is what the bill would do:
* Require landlords to reduce rents by 25%.
* Allow judges and the court system to set rents and change the rental agreements already in place.
* Shield nuisance tenants by allowing tenants to ignore an unlawful detainer complaint.
* Mandate that rental property owners demonstrate an economic hardship to collect the contracted rent.

Contact your state legislators TODAY and ask them to oppose AB 828.

You can find your representative(s) by clicking here: http://findyourrep.legislature.ca.gov

We need to work together fighting this proposed legislation California is trying to force upon all of us.
