Your opinion on Seller's strange Eviction Clause
The seller of the 6 family I just bought inserted this into leases:
"Unpaid rent by the 15th will be considered in DEFAULT of this Lease Agreement. Said Lease will become Null and Void. Tenant will then be subject to IMMEDIATE eviction. " - This clause is then signed by Tenant separately.
She then tells them to move out. They usually do move out and she changes the locks.
This is farm country, but I cannot imagine ANYWHERE in the USA that this is legal.
Thoughts?
