Self Directed IRA vs 401K used for Real Estate Investments

Hi Everyone!!!

I am very new to this investment world and I've been reading about creative funding. I came across the option of using a Self-directed IRA and I wanted to get your thoughts on what do you think about using this avenue versus using a 401K, if you have access to both options.
