How to locate the most current ownership info

Hi folks,

I have a deal in my hand from a wholesaler in Houston. But the owner name on the title with HCAD is different from the name on Realist. After holding forever with HCAD they referred me to the clerk's office for the latest info. But you have to either drive down there or send a letter. Does anyone know if this can be a red flag indicating that the seller possibly already sold the property recently? (Don't know if it's important, but the fiduciary info points to a property tax protest service.)
