Continuing from my other thread, I'd thought I would toss out some other things we are doing to innovate in the industry, and see what you are doing, if anything?

We use economy of scale to generate additional income for some of our portfolios. For example add on services like the following:

We offer to cut tenants grass for $30 a month, or they can cut it themselves. Our landscaping vendors cut the TH grass for $15 per month.

Tenant clogs and pest services is the cost of the tenant, after all they clog the sinks, toilets and live in such a way to produce roaches. If they call, we sort it out at their expense, however we offer a monthly $20 program that we pay for any clogs or pest services vs billing it to the tenant. End of the day we figure it cost us $4.38 per unit per month for this cost over a year, that's a sweet $15.57 profit per unit per month on something we are already paying and rebilling.
