Legal structure for non(not) for profits to hold real estate

Hi,

I'd like to help local non profits acquire real estate so they can have cash flowing assets that help supplement their income.  My hope is to help them identify, acquire, rehab, then place 3rd party property management into the property.   I would collect an acquisition fee but, the property would be 100% in control by the non-profit. I would stay on as a resource for advice.  

Can anyone direct me to some resources on how something like this may be done?
