Offer accepted, Closing TBD, Seller halts communication. Now what

Hello everyone,

Any advice given will be greatly appreciated.

The property in question is a little unique as it is a major pain so far, also this will be owner occupied. The current owner is in a nursing home and has given POA to her neice (lives in different state). Therefore Medicaid is involved with transaction. To make things even better, it is a short sale.

However, we put offer on it anyway. Full asking price, we pay our closing, not contingencies, closing date set. A couple months later they accepted our offer but it had already passed closing date on original offer. We resubmitted with only change being closing date, set TBD due to going on extended vacation. Seller and bank accepted and returned signed contract. Since then, we have completed all our obligations except appraisal. Mortgage is approved contingent appraisal which no doubt will be ok (purchase 78k, comps 115 - 135k).

We (Realtor, Mortgage Co) have informed their realtor that all we need is closing date and we will be completed and ready within 7 days. However, we have heard nothing from anyone on seller side.

Is there anything we can do to speed this up?
