Warning!!! To all my Georgia Investors!
I just had the pleasure of speaking with Keller Williams Broker Steve Martin of Conyers as I'm considering obtaining my Real Estate Salesperson's License. He was very knowledgeable and helpful and if anyone needs a agent/broker, he sounds like a go-to guy.
Well, in the midst of our conversation I asked about investor contracts v/s agent contracts when finding a off-market deal (for example). He mentioned that their have been some investors in Georgia that have/are being arrested for practicing Real Estate without a license. Naturally, I wanted to get the word out there to my Georgia investors to please be careful with the verbiage of your paperwork.
To be on the safe side, perhaps get an investor friendly Real Estate Attorney like Halperin Lyman to draw up you papers if you think your contracts could land you in trouble. I just want my fellow investors to be safe while making big deals. That is all...Carry on.
