Vacant lot encroachment
I am looking to purchase an investment property which was purchased over 50 years ago. The vacant lot next to it was purchased in 2005 and encroaches 26.5 feet of the house. No one can explain how this happened and it was recently surveyed 3 weeks ago with the measurements in the attached picture. The house is on 0.06 acre and the lot is 0.14. The vacant lot owner is asking 20k firm for his land. Does anyone have any recommendation other than ‘contact a RE attorney? I’m going to city zoning office tomorrow and would like to prepared with any necessary info and/or options.
