Self Directed IRA

Any idea if you can use the self directed IRA as a percent equity in an investment and then have a different LLC get a loan to finance the property? Thanks!

@Anna Moldavsky, I still don't have a clear picture of the transaction...

Few things to keep in mind:

As a real estate agent you are considered to be self-employed, which makes you eligible for a truly self-directed Solo 401k plan. This is a superior option to a self-directed IRA

When financing investment property inside of a retirement account - you are prohibited from providing a personal guarantee, the loan must be non-recourse

It is possible to use your IRA/401k to invest in a deal with other partners, however it would be very difficult to finance, most lenders will not want to touch this.
