W2 and 1 rental property

Hello,

I just bought my first rental property and I’ve always done my own taxes (I’ve always just had W2s). I want to pay a professional now that I have a rental but I’ve only gotten 2 referrals and only one got back to me with a quote- $440. This seems really high to me, but since I’ve been doing my own for free I have no context. 
can anyone tell me if this is average?

My W2 is in Arizona and my property is in OH.

    Is this a CPA? Please say yes, and never hire a “tax guy” or a “tax lady”… please. I did, and got a nasty audit. Years ago. Learn from my mistake. Now if it’s a CPA, they are more expensive, but worth it. Was the referral a trusted source? Someone with no financial interest in the CPA business? If so, trust them, trust me; a good CPA Is worth their weight in gold.
