Seller financing down payment

I have a great deal with the seller offering seller financing. We put in an offer where I would be putting down 25%. What’s to prevent me from asking for less of a down payment? Could I theoretically allow him to place a lien on one of my other investment properties in order to ask for less or no down payment?

    Yes to all of your questions.  I usually put 10% down.  What is the Purchase Price you made in your offer?  What is the interest rate and term length?
