NJ Realtor with spare time, looking to do first Hard Money deal

Hello BP! I've been bitten by the investor bug! After countless hours of listening to podcasts and scouring the internet, I am ready to start exploring hard money options to conduct my first deal. I know there are less expensive ways to fund a deal but I am looking to learn on my first few deals before exploring other avenues. 

Being a realtor and having access to the MLS, I've been able to identify some properties that will be viable deals. As we know, having the time and ability to find deals means nothing if you can't pull the trigger when opportunity arises. This is why I'm reaching out to all of you. Are there hard money lenders out there that are willing to partner with 1st timers? Who did you use for your first hard money deal? Are there any HML in the Philly/South Jersey area looking to partner up with a licensed realtor?
