Group Investment or syndicate deal, same thing? HELP

Hi All!

Super new to BP and investing in general. I was wondering is it possible to get a group of investors together to come up with the down in exchange for equity in the property? Or does this then become a syndicate deal and I now need lawyers and underwriters?...

Sorry if this is a basic question, but every time I try to look it up it takes me to a meet up group or private equity... which is what it might be, I just need someone to tell me specifically... to reference the great Denzel Washington, "explain it to me like I'm a two year old..."
