Investment Property loan from Spouse
HI BP Gurus,
Here is my situation. I own 4 properties, 1 primary and 3 rentals, I am the only one on the title and mortgage of all these properties. Now, my wife is looking to buy an investment property which will cost around $500K, we will be contract in couple of days. She will be the only one on title and mortgage.
She needs to put 20% downpayment (so around 100k) but has only close to 80K in her account. I have enough money in my account to cover the difference but I am not sure what is the right way to provide her that money so she can move forward with the conventional loan.
Any suggestions on how to make up that 20K difference and take a conventional loan?

Your question is unique but having been a divorce mediator for more than a decade and now an avid real estate investor and private money lender, I believe I might be able to talk through some of those issues with you as I recently borrowed 500k from my wife for a purchase so I also have personal experience. I would love to elaborate more but the situation is so fact intensive, I am afraid general guidance would not be of value. She need 15% down payment for 1 unit investment property. She can't get gift because of investment. Down payment should be seasoned in her account unless you can show some paperwork which is showing exact amount going out from her account and you are giving her back.
