Need Creative Ways To Finance $105k

Hi All,

I have a deal that I'm trying to close for $105k. I don't quite have the cash for a 15% down on investment mortgage plus closing fees. I have a 750+ credit score and 0% debt to income with a $100k+ salary. I'm looking for creative ways to fund this deal where my closing date is mid-August. I'm thinking of getting a personal loan from lightstream for $100k to use, looks like they give unsecured loans out with good credit. I've never done a cash deal before, am I required to show the source of funds at closing at the title company? Will I just be able to walk in and hand them a cashier's check? Any suggestions on options and anything else I should keep in mind will be welcome.
