Home for Collateral

Here is my situation. I own two homes one free and clear. I will be selling my primary and moving into the one I own free and clear. Can I use the home I own out right as collateral to purchase another home? I don't want to use all the cash I get out of the home I will be selling. I want to have plenty of money for down payment and rehab.
