Subject-to Closing

I have a subject-to deal in the works and I am wondering how to go about closing this thing. My title company is very traditional at best and when I explained the situation I was told "They don't let you do that". Do I just call every title company in town? Pay an arm and 2 legs at my attorney's office? Also, does anyone care to weigh in on how to do the insurance quietly so as not to raise any red flags? Thank you in advance!
