Marketing Material or Systems for Owner Finance or Subto Opportunities

Hello, I have seen a few of my competitor's buying, flipping and doing SubTo's, and owner financing. They have gone to some events, paid for courses and subscribed to some marketing programs. They live in another state and I dont know exactly where they went and the internet is super confusing on who is legit. Does anyone have any specific suggestions on resources, or specifically marketing companies that specialize in helping investors find off market opportunities? Thank you!

Are they really doing as much as they say. 90% of it is smoke and mirrors
