Creative financing with an open HELOC?

I am looking at a deal and I suggested creative financing to the seller who happens to be a good friend of mine. He said he has a HELOC on the property and that's why he is selling. Is seller financing still an option if he has an open HELOC?

Sorry in advance if this is a stupid question.🙏

If you do Subject To here make sure that the draw period on the HELOC is up, so that they can't increase the loan amount on you after you purchase. I don't imagine a friend would do that to you but you never know what you don't know!
