Investment property equity loan

Hello,

I have good equity on a rental duplex I own and I was wondering if anyone knows of a way to tap into that equity without refinancing, something like a equity loan or line of credit. So far I tried multiple banks but no one seems to be doing it. Please help!

   Try, www.mortgageelements.com

They have an tab for 2nds & Equity lines.  There should be several lending institutions, hopefully one can help.

Well... if you are trying to do a cash out on a duplex that is also your primary residence in Texas its a no go... If you don't live in it, you shouldn't have any issues... I am seeing non-commercial DSCR loans as low as 3.750% right now and closing in 20-25 days. But these are cash outs...

HELOCs in Texas can be tough... why a HELOC over a cash out? Where's your head on this?
