Commercial Real Estate Cash-Out Refi Difficulties

Hello, I have a commercial property purchased about 2-years ago, bought for $530k, it appraised for $900k after purchased. It has about a dozen tenants and its very high cash-flow. After the Covid-19, it has been fairly difficult to find a good rate bank for a cash-out refi. The perception of the real-estate is not so great. Although, we have not had any vancacies, some rent dealays that are now-up to date.

Any recommendation of how to approach banks in a time like this? Was simply looking to go from the current 4.85% to maybe lower if lucky and get 50-100k out of the property to by new emerging product that happens to appearing in the market? 

Property is in the center of SC.
