Bank Relationships

I am struggling to find a bank that I can work with for more than one or two deals. By the time I realize that they are horrible to work with, I have already committed money (appraisals, surveys, etc) through them and have no choice to see all the way through it. I have gone through large banks, small banks, and regional banks but I keep finding they all move at their own pace.

I have my lender lying to me and passing the blame onto the title company for the slow moving, and when I check with the title company and realize that's not what they said, I call the bank out and they change their story. This is the second time this year this has happened.

Am I the only person that can't do more than a couple of deals with the same bank?
