I think you are right but at the same time, the best borrowers probably aren't getting a 90% loan. I think the published rates are some how misleading because they don't tell you that those are just the base and once you get into the picture of the actual person, diffrent credit scores have diffrent bumps, diffrent ltv's have diffrent bumps to the rate and so on.
