Any flexible lenders in California? Fix & Flip

Looking to do a fix and flip but have no liquid cash. Have about $25k in IRA, 401k and Stock between my wife and I.

Any lenders willing to use our retirement and stock accounts as collateral in lieu of cash downpayment to finance a rehab property?

Looking in the East Bay: Oakland, Richmond, El Cerrito, El Sobrante 

Purchase price $325k - $500k, ARV: $500k- $600k

Buyer already lined up. 

Have partnered with another investor on a previous flip in Arizona that went bad due to investor using my funds to basically learn the flipping game.

Also a licensed ca real estate agent.
