Dear 'Money Guys', Please Read This!

There apparently has been a quick influx of Transactional Lenders or different varieties that have found BiggerPockets.com. I of course don't own the site but as an active member, I feel it needed to lay out some ground rules for you guys/gals who randomly show up and 'offer/promote' funds.

1. Read the forum rules! They can be found here: Forum Rules.

2. Properly fill out your profile information. There is plenty of places there for you to showcase who you are, your experience and how to contact you. If you use this space as a sales pitch, don't expect much. If you can't make an effort, don't expect others to make an effort to reach out to you.

3. Don't start searching for 5 year old topics that are somewhat related to lending in any form. Its pretty annoying. If you want to interact, interact with current and ongoing topics being discussed.

4. Member introductions. This is probably more important than #3. This is a place for you to introduce yourself and allow others to welcome you and get to know you. If you use this as a solicitation, members including myself will quickly report it and it will be deleted. Tell us who you are, you're experience(s) and even throw in there what you'd like to get out of or who (the type of investor) you're looking to connect with. If this is the exact same information that is on your profile copied and pasted, don't expect much activity.

5. If you DON'T actually HAVE FUNDS, please don't pretend that you do. If you're a 'broker' of other peoples money and you take a small cut from it, tell us upfront. Don't try to hide things because guys with little control over emotions like myself will quickly air your dirty laundry with everyone(borderline slandering). Its just not worth it for you. If you DO actually HAVE the FUNDS, again, just tell us its your actual funds. There is nothing more comforting knowing that the guy/gal I speak to about funding actually has the funds that are needed. Don't be surprised if jerks like me make you prove it in some way, ultimately, especially if you're funding my deals, its worth it for you to satisfy my request.

6. LAY OUT THE G'DAMN terms upfront. Don't say,"If it fits our criteria blah blah blah" then we'll fund. Don't insult your potential client by assuming they're an idiot from the start.

7. Make yourself available!! Don't expect me to instantly go to some cheap and generic website and register to get any information about anything. I know my information will be used to spam the crap out of my inbox. If I can't speak to you personally, don't expect me to use your money thereby making you a profit.

Lastly, don't think money is hard to get for a second. You're NOT doing me a favor! I'm doing you a favor. I could just as easily use the next guy for my funding. Don't forget that.

have anything to add? reply and add your .02cents and hopefully some of these peeps will get a handle on how to conduct themselves properly on an active and very intelligent investor community platform we all call BP.
