Lending proposal formatting??

Hello BP Gang, 

I am looking to write up a loan proposal for a potential investor, I am wondering what some people have used as their formatting for this proposal. I am suppose to provide financial information and basic personal information. I am wondering how much time people spent explaining themselves, what they talked about, vs how much time they spent trying to sell the investor on the property?
