15% Downpayment for Duplexes?

I've seen conflicting information on this, so I was hoping someone could give me an answer.  Is it possible to get a 15% Downpayment on a non-occupied Duplex or is it 20 or 25 percent?  

Does it depend on the lender?

Any information is appreciated.
