Current Mortgage Rates?

What kind of conventional mortgage rates are you guys getting right now?  I'm working on getting my first investment property and have been pre-approved with Quicken (I have my primary residence mortgage with them) and a local mortgage company.  When I started talking with them a month and a half or so ago, I was told somewhere around 4.25-4.5% and no points.  Then I just talked to my Quicken rep yesterday evening and he said I'm looking at something more like 5% AND about 1.5 points!  

Is this about what I should expect for my interest rate?  I've only been calculating about a 4.5% interest rate for my prospective properties and no points and this throws all of my calculations way off.  I plan on talking to the local lender early this week and see what he says about it as well, but this was very discouraging news going into the weekend.
