Funding for Newbies

We started our real estate investing venture a few months back.  LOTS learned, and tons more to learn.  I'm finding the biggest challenge is obtaining financing that works for us for our rehab deals.  Hard money is expensive, and we're okay with that, however, it's more the ratio requirements that most lendesr place on new investors.  We seek a lender that will fund at least 85% of our purchase price, and 90-100% of our repair costs.  

Does anyone know of such a lender in Florida?  Again, willing to pay the high cost of this type of funding, just difficult to find.  Thanks all.
