Some Advice for using a Personel Lender

Hey everyone,

I am looking into buying a duplex and the cost of the duplex is $300,000 I've ran the numbers and everything point to putting into an offer. Now I would be using my VA loan but I would still like to put down a down payment of 10%-20%. I would like to find a personal lender to do this which I hope I can find.

This would be my first time using a personnel lender and I'm just wondering what are some of the terms that you would put in a contract with a personnel lender or just any advice from a personnel lender or someone that has used a personnel lender before. Thank you for your time.
