25% Down on a Duplex?
Is it standard procedure for banks to require 25% down for a mortgage on a duplex? Or could I find a conventional lender who doesn't?

Yeah that's pretty standard. Homeowners usually get 80%, investors usually 75%. If you're willing to live in one unit, you could get an FHA loan with only 3.5% down.
