Trying to Get a Loan w/ Less than 2 years work experience

Hi everyone,

So I've been a Realtor for the past year and a half with fluctuating income. I am looking for a full-time gig to have some steady income (doing real estate deals on the side as I'm starting to get more clients), but I really want to get pre-approved for an FHA loan. When can I apply for the loan after I get a full-time gig? I'm looking at City jobs and the carpenter's union apprenticeship. Could I apply for one within 3 months? I know anything is doable. Please let me know when you can. I really want to get 2-4 unit building in the BA. Thanks everyone!
