Investment Property In Hawaii- Looking to obtain a HELOC

Hello,

I'm looking to obtain a line of credit on an investment property that I own in Hawaii and am looking for some advice. I'm currently at about 60% LTV and would like to obtain a line that would take my LTV to 75 or 80% and plan to use the cash as part of a down payment on an investment property. I'm currently renting a home in the San Francisco bay area and from my research, most lenders will only give HELOCs on primary residence properties.
