You find true private investors by talking to folks you know and folks you meet about what you're doing.  True private investors are someone you know personally.

Many hard money lenders refer to themselves as "private investors" and their money does often come from individuals.  But generally when folks as for private investors they mean "easy loan terms like at hard money lender but at rates lower than a hard money lender."  It takes time and effort to find those folks and cultivate the relationship.
