HELOC

I want to get a HELOC for a condo I bought last year in Somerville, MA where the property values have been booming. I bought my place for 315K last July and now comps in my area are selling from 350-450K. I just got my house appraised and it came back at 315K again! Is there a way I can fight this or is it worth going to another appraiser? I really don't know where his number even came from. THanks for any help you can give!
