These people are really making me think very hard about doing buy and holds. They are so pleasant, say all the right things and make you deviate from your normal routine such as no personal checks. Just did an eviction and before the eviction took place this person was making it known that they wanted to occupy the property. Ah, I know this person personally. And it hasn't been a week since they have been in the property that I'm now filing for non payment of rent and probably an eviction following. Every time I show a human side with tenants I get the short end of the stick.

You run a business period. If you can't kick them out on Christmas day for non-payment you do not need to be a buy and hold investor.
