Rolling In Down Payment into Loan and/or Closing Costs

I have a Homepath property that I'm very interested in purchasing. The numbers look great, but I'd rather roll in the down payment and closing costs into my mortgage payment, as I'd still have a great cash flow. Does anyone have any experience with this? Or have any banks that would offer this option. I have excellent credit. Thanks!
