Is The Investers edge legit?

Hey everyone! I have been looking into what kind of lending options I would be eligible for on properties for BRRRR or flips. I work in acquisitions for wholesale and come across deals sometimes so amazing it hurts me to see my disposition team sell them. I have the ability to find properties that all in costs including rehab and purchase would only be 70 to 80% or ARV on properties. due to this I have been trying to find lenders that allow for less down and rehab coverage since the properties are so discounted. I came across The Investors edge that offers 100% financing as long as the all in cost is 74% or less of the ARV. They have 4.8 stars out of almost 1000 reviews, and the BBB gives them an A+ rating but they require 4 to 6 thousand dollars up front to work with them. They refund 2300 back after the first successful deal, and do not require that fee up front for future loans. That is a red flag to me but I find it hard to believe that a business with 4.8 stars on so many reviews and A+ BBB rating could be a scam. If anyone has used this company before please let me know your experience! Thank you!
