Ohio Investing - Smaller Loan

Hello! I'm an experienced investor and have 90 PP/100 Rehab rates with my current lender, but the property I have under contract in Ohio is below their minimum loan amount. Any recommendations for a $69k purchase price and $40k rehab with experience and excellent credit?  The problem I'm running into is the $75k minimum most people seem to have. Thanks!

Hi LaToya,
Finding approval for smaller loans can be tough. Your renovation budget should help you. Would you be able to raise the rehab budget to get you up to 100K total loan value? If you have experience you should qualify for a "Heavy Flip"
