Self-Employment History - Less Than 2 Years

Hello! I have many years of W2 income with no gaps. Recently (April 2022) I left my W2 job to start working for myself. I have made a consistent income from my client of around $11k/month. I tried applying for a conventional loan and they stated that they need 2 years of steady income (I was making 100k+ at my W2 job). 

Issue 1: It's December so I haven't received any 1099s yet. Issue 2. I will only have 1 year of 1099 income in April 2023. 

Any ideas of how I can get around this with a lender? Or do I need to wait 2 full years of 1099 income. 

**I have 790+ credit score, and I have one rental property.

if your 1099 you only need one year for conventional. @Albert Bui @Matthew Kwan
