Broker arrangements Raleigh/Durham

Hi All,

I'm looking to start inverting in Raleigh/Durham area and had question regarding broker arrangements. I know these types of things tend to vary by market, so wanted to better understand how this typically works in Raleigh/Durham.

- Is it common for brokers to require exclusive buyer agreements (ie you promise to only work with them in the particular market) or do you go exclusive after a specific property is identified?

- If so, what is the typical length of the contract?

- Is there typically a way to get out of the arrangement that doesn't work (i.e. broker goes quiet, etc)?

- How would you advise I diligence the broker given we wouldn’t have a prior relationship? Can they typically provide references?
