Suggestions for the BRRRR method in Bristol Va

Hey all! We are looking for any and all suggestions/recommendations for using the BRRRR method in Bristol, VA. My fiancé and I both have good W2 jobs and live in big Stone gap Virginia, but the market there wouldn't be as good as Bristol, in addition Bristol is just breaking ground on building a hard rock casino in the area, so we think this area it would be good for starting our real estate investment career.

We currently are house hacking, bought a fixer-upper house, living in it, and making most of the repairs are self with the hopes of eventually renting this house out. But we are definitely looking for any and all tips with regarding starting our real estate career using the BRRR method. Thank you in advance!!
