Turnkey Providers 2021
I am just getting into rental RE investing. Being from California, I am exploring the option of using Turnkey providers for properties in the South/ SE region. It would be great if you can share your experience with some good turnkey providers.
I keep hearing good things about Memphis Invest/ REI nation. Are there any other good ones to consider?
P.S. - I understand Turnkey is a buzz word, not all provide the same service and pricing will be at market value. I am still looking to explore in spite of these limitations.

I know your post was from a few days ago, but there are a few companies that I know of that are active on BP and you can learn from. I would search for posts on these companies - Bridge Turnkey out of Kansas City; @Mike D'Arrigo who operates in KC as well and I think Indianapolis; Spartan is a good company out of Alabama and JWB in Jacksonville, FL. is a top quality company as well. Nathan at Bridge and Mike D'Arrigo have both spoken at the BP conferences and are very active here on BP. JWB is not as active on BP but I have masterminded with them quite often and they run a high-quality company. @Alex Craig runs a quality company here in Memphis as well as Mid-South Properties. That is a pretty diverse group of companies and you rarely if ever hear major negatives about any of them. JWB is probably the outside company I recommend the most.
You noted that turnkey is a buzzword and you are 100% spot on. In my opinion, stick with speaking directly with companies that buy/renovate/sell their own properties. Skip the companies that want to give you opinion on who they think is best for you as too often those companies are paid from turnkey providers for every property an investor buys. That type of advice can easily get messy. Also, I am a big believer in making sure the turnkey company owns the property management piece as I believe it streamlines responsibility and communication for you as an owner, but not all of the companies I listed provide that service. That is not necessarily a negative, just food for thought. Each of these companies has some uniqueness to the way they operate as well from price point to services and even whether or not you can finance a purchase with their company. Again, I'm not telling you which way is best, but you certainly have an opportunity to review each of them and decide what feels and works best for you as an investor.
