Idea for construction work on investments

I am new to real estate investing and I have six years of construction experience and three years of specialty carpentry experience. I have worked for two residential construction companies and I was thinking of getting a contractors license if that made me more desirable as a partner. But would it be feasible to offer my services for renovating properties at cost and my compensation be a percentage of the cash flow? I figured this would be a great way to ensure that the construction work is done in a timely manner and that it is done well. Because I will not be making money until the client/ partner is making money. Or are there laws or things in place that would be a problem for this arrangement? Or do you guys think this is just a silly idea? I just knew that getting good contractors was a problem for many real estate investors and I was hoping to remedy that problem. Please let me know what you guys think.
