How should I invest 35k?

I bought my first rental property last year and would like to move on to my next investment. However, due to my current situation, I cannot purchase another buy and hold as I would have liked. I am currently furloughed and will likely be laid off, so securing a mortgage in my name is not an option at this time. I have $35,000 set aside to invest. Do you have advice on how I should use this money? Would partnering and lending my money be an option, or? Any advice is appreciated, thank you!
