ethical dilemma

I have an issue that came up tonight. Last week I was networking with another investor and someone approached her about buying their house. I joked with her about fighting for the deal, but I assured her after the fact that it was her lead and I wouldn't work it.

Well, I get a call tonight from a realtor telling me that she is about to list the same property and she wants me to go over there with her on Friday and just make them an offer right then and there. I don't know if the other investor has made an offer, and I already know that there is going to be some major work with the title on this property(probably more than this investor is going to be able to handle). At first I wanted to call the investor and tell her she needs to jump on it to be fair to her, but then I feel like I would be taking away a possible commission from this realtor who brought me the lead. I wouldn't mind making some money on the whole deal either, but now I'm just processing how to handle it without burning one bridge or another.
