Investment Tips for retiring early

I am 22 years old, just graduated. My goal is to retire early and I am doing research now so when I have the money to spend I can invest it to allow me to retire early (goal age 35 to 40). 

What are some tips on retiring early? Investments, both real estate and non real estate.I want to diversify my money.
