Buying property through a pre-existing opportunity zone fund

Hi All,

I want to buy a property in an Opportunity Zone. I know the the rules require the purchase to be through an LLC or partnership that is a Qualified Opportunity Zone Fund entity. Does anyone know if there is a pre-existing fund that allows an investor to purchase an individual property through them or do I have to setup my own QOF entity? Most QZ funds online want you to invest money in their fund and don't have the option of buying your own property through them.

Thanks,

Gaurav
